Home Inspectors: Do you really need to use one? Does it matter which one you select? Should you bother with a Home Inspector on New Construction? The answers are yes, yes and yes.

Most cosmetic issues are visible to the untrained eye but a careful examination of the property should determine if there are structural or safety issues. Something you want to know before you close on a home.

As in most professions, you'll find the good, the bad and the many mediocre. I pay close attention to the feedback I receive from clients on inspectors and I can recommend several who have received consistently excellent comments for their thorough inspection and explanations. I suggest that you call the inspector and speak to them about any concerns you may have on the property and ask their fee and the amount of time they feel the inspection will take so you can plan accordingly. You may want to consider a radon test to be done at the time of the home inspection and if you have children under the age of 6 or you plan on renting the property you might want to consider a lead paint test. (Lead paint was used up until approx. 1978).

New Construction: Your inspector should check for structural deficiencies, unfinishied areas, items not to code and areas that may not have been constructed property.
